Buyer Brief

Liz is a NSW-based single mum with a young son, and had always wanted to live on the Sunshine Coast.

Liz hadn’t purchased a property before, and was unfamiliar with the process in Queensland. Key requirements included a safe and secure area, a 4 bedroom property on a good sized block with pool and air conditioning, and close to good schools as well as 4WD areas. Her budget was $1.1 million for her home purchase. 

Liz engaged Home Scouts for our full buyers agency service to manage the search and acquisition process for her. 

Approach

We worked with Liz to develop a clear property brief, outlining in detail her ‘must haves’ and like to haves’ on their ideal home and suburb.

We then shortlisted alternate suburbs that best suited her brief and budget, identified properties that fit their requirements and undertook video walkthrough inspections of each property with analysis on each.

After searching for 8 weeks the perfect property was shortlisted, and we undertook detailed due diligence as well as a pricing strategy around her unique financing situation to negotiate and secure her perfect property within her budget. 

Post-contract, Building and Pest issues were identified and we negotiated a price reduction to address those issues. We also helped co-ordinate trades and services to ensure the home was perfect for Liz and her family when she relocated.

Location

Tewantin is a suburb in Noosa shire, and within 10 minutes’ drive from Noosa Main Beach. In the past it has been considered a sleepy older suburb and it was the original settlement in the Noosa region. As one of Noosa’s three major centres today, it has become a highly popular suburb for families due to its affordable home prices, great schools and amenities, riverside position, and great proximity to all that Noosa and the northern Sunshine Coast has to offer.

As a single woman in my 50’s, and a first home buyer living interstate, I knew that a move to Queensland was something I would need assistance with.
