Ray and Pippa are busy Sydney-based corporate executives with a young family. As experienced property investors, they were wanting to broaden their Sunshine Coast investment portfolio with another property. The primary objective was to secure a property with strong capital growth prospects, and yield was not as high a priority.
Their lack of time, as well as lack of local knowledge of the best areas to invest in for capital growth, meant that they needed on the ground qualified expertise to ensure their investment strategy was efficient and successful.
Home Scouts was recommended to them by a Noosa local property owner, and we were engaged to undertake a property investment strategy and acquisition for them.
Our Approach
We prepared extensive research on best suburbs for their goals, risk profile and budget (with research based on multiple demand and supply metrics as well as long term growth drivers).
Once those shortlisted area/s and the property investment strategy was agreed with our our Sydney client, we then proactively reached out to our network of local real estate agents to identify pre-market, on-market and off-market properties which fit their brief and budget.
We identified the ideal property for their investment, in a central location which is currently undergoing gentrification and has limited land for any new development.
The property we found appealed to both investors, home owners and renovators alike due to its location and price point. However, we were able to negotiate with the local real estate agent to successfully secure this property due to positioning our offer with more favourable terms for the vendor (in spite of the fact that our offer price was lower than other offers).
Post contract, we also facilitated property management selection and smooth handover for the rental of the property.

LocationÂ
Mount Coolum is a suburb on the Sunshine Coast between Noosa and Maroochydore. It is the southern suburb that borders on to the rock called Mount Coolum, which is the world’s second largest rock (behind Uluru) and stands 208 meters in height.
The suburb offers good shopping for essential items and is close to the major shopping of Maroochydore. It has easy access to the hinterland and beach, and is close to Mt Coolum public golf course as well as the Coolum Palmer resort. As the coast expands, this suburb has seen values significantly increase.
