Property purchase – own home

Are you finding it a challenge to find and secure your own home? It may be that you are time-poor, or not local – which can make the process of finding your next home almost impossible. 

If you need us to lead the whole property acquisition process, from searching for the property through to contract exchange, we can do the hard work for you.

This complete service is all about saving you time and hassle, so that you can focus on what’s important. Once we’ve developed a detailed brief, we will:

  • Search and locating properties that meet your brief
  • Inspect (up to 12) properties that meet your brief
  • Prepare detailed property reports of shortlisted properties
  • Work with you to develop a purchasing strategy for the property you want to buy and deal with the agent on your behalf
  • Deal with third parties through to settlement
  • Recommend the best property managers (for investors) and secure quotes
  • Over 8 week period
STEP 1

Formal Engagement

For this service, there are some formal documents which legally authorise us to act on your behalf which need to be signed so we will get those finalised so that we can get started.
You will have:

• A formal agreement to progress your property purchase

STEP 2

Detailed Property Brief

We will spend up 30 – 45 minutes to develop a detailed briefing of the type of property you are looking for, along with key area/s of focus, budget and timeframe. We will also share with you recent relevant sales to help determine what is achievable and realistic for your purchase.
You will have:

• a detailed property purchase brief
• examples of recent sales
• a plan for next steps

STEP 3

Search and Locate

We will search and locate properties that meet your brief, both on market and off market properties through our real estate networks.

You will have:

• A list of on and off-market properties that meet your brief

STEP 4

Inspection

We will inspect on your behalf or with you if you prefer (via video) any shortlisted properties (up to 12) which meet your brief. For each shortlisted property you want to pursue, we’ll also put together a report which identifies key issues relating to the home (including, among others: easements, noise impacts, bushfire hazards, etc).

You will have:

• a video walkthrough of up to 12 shortlisted properties
• local insights in to the area and the home, that you may not have remotely
• a property report on each shortlisted property within the same day of the inspection

STEP 5

Negotiation

We will represent you on negotiations to purchase the property, and will co-ordinate on your behalf third party suppliers (eg. building and pest inspectors, conveyancers) to support the purchase.

STEP 6

Property

We will manage third party advisors on your behalf to finalise your purchase (eg. conveyancers, builders, etc) and once your property has settled can assist to engage other services you may require (eg. interior designers, handymen, etc).
