Jan and Tina were Sydney-based with their teenage family, and after holidaying on the Sunshine Coast had decided that they wanted to make a permanent move to the region.

Approach

We searched across various target suburbs that they were particularly interested in.

In particular our work included identifying on-market, off-market and pre-market properties which met the brief, undertaking video property inspections, as well as pricing and negotiation strategy.

Within just 2 weeks, we found and secured Jan and Tina’s perfect property – within their budget and with all the key features they were looking for.

The perfect property was being launched for weekend inspections, so we organised a private inspection prior to launch. Prior to that, we undertook detailed due diligence and pricing strategy so that when my clients approved me to negotiate to secure the property within our agreed pricing strategy, I was able to secure the property quickly for them before the weekend inspections.

Post-contract, the Building and Pest Report identified that ceiling heights were 20mm lower than the habitable height of 2400mm in three of the bedrooms, so we negotiated for the vendor to address this issue by settlement at their expense.

Location

Coolum Beach is a relaxed beachside village, only 20 minutes north of Maroochydore and 20 minutes south of Noosa Heads. The suburb is characterised by its beachside character, a relatively small number of higher-density apartments along the busy David Low Way, but lower density in the streets behind.

When we decided to purchase a house and make an interstate move from NSW to QLD, our biggest concern was around how to to secure a house, on distance, that would meet our criteria’s.
