Dan and Kym are a Sydney-based retired couple. They spend weeks each year on the Sunshine Coast to spend time with their family and enjoy the Queensland winters.

After doing this annually for many years, an opportunity arose for them to consider investing in a holiday unit of their own. They wanted a 2 bedroom, apartment which they could holiday let when they weren’t using the apartment themselves.

The challenge of navigating this sort of purchase from a distance, coupled with the speed of the property market for these sort of properties under $700,000, meant that they needed local advice and on the ground support.

We worked with our clients to develop a detailed brief of their ideal holiday unit and budget.

We then liaised with our local agent network to identify pre-market, on-market and off-market properties which fit their brief and budget.

After inspecting numerous properties, a unit which fit our brief perfectly became available and we inspected it promptly. The unit was originally priced beyond our budget, but were able to negotiate due to preferable terms to secure the property within our price range.

Post-contract, we also undertook extensive liaison with Body Corporate Managers and other consultants to ensure Body Corporate items were addressed.

Location

Cotton Tree is situated by the Maroochy River, and is part of the suburb of Maroochydore. It combines both beautiful open beaches as well as a stunning foreshore and esplanade, whilst also being in walking distance to the new Sunshine Coast CBD.

We engaged Providence to purchase a holiday unit interstate at the Sunshine Coast. One of the main reasons for engaging them was because we were not domiciled in QLD and needed some local knowledge on the ground.

We were introduced to their Sunshine Coast specialist Bronwen Stacey who we found to be excellent in terms of service and advice and we quickly gained confidence that Bronwen had our interests as her priority. Bronwen often engaged with us out of office hours, including inspections on her own time.

Providence allowed us to stay out of Agent engagement and negotiation and supported us fully through the process.
