Peregian : Buyers Agent Guide

Are you thinking of living in Peregian? If you’re looking to relocate or purchase a Peregian Beach home or investment property, you need local knowledge about key suburbs and areas, to make the most informed decision that best suits your needs.

Peregian is a small coastal town at the northern end of the Sunshine Coast, and a highly popular tourist destination during holiday seasons.

The area broadly comprises the following key precincts:

  • Peregian Beach (the part of Peregian closest to the beach, and includes beachside properties and the Peregian Village to the east of David Low Way, and properties accessible to the west of David Low Way
  • Peregian Springs (which is separated from Peregian Beach and Peregian Breeze by the Sunshine Motorway)
  • Peregian Breeze (which is a newer residential community of approximately 399 homes)

Adjacent suburbs to Peregian include Marcus Beach (north), Coolum Beach (to the south), and Verrierdale (to the west).

 

Getting around Peregian 

In terms of public transport options, bus services are the main public transport available to get around Peregian . Visit Translink’s website to see what services are available.

Peregian is unique in that are very few traffic lights, so if you’re getting around by car you will quickly become accustomed to the many (many!) roundabouts in this beautiful neighbourhood.

It is approximately:

  • 127 km to Brisbane (1 hr, 40 minute drive)
  • 25 km to Maroochydore (22 minute drive)
  • 19 km to Sunshine Coast Airport (17 minute drive)

Weather 

As with the rest of the Sunshine Coast area, Peregian is renowned for its mild climate and amazing weather almost all year round. It has an average annual temperature of 25 degrees Celsius (77 degrees Fahrenheit). In winter, the temperature can drop to 10 degrees Celsius overnight but generally the daytimes are still warm.

Ocean water temperature ranges from 19 degrees in winter to 25 degrees in summer.  With this sort of climate, it’s no wonder it’s a very popular place for people wanting to visit or live.

Shopping

Peregian’s key shopping precincts include:

  • Peregian Village (boutique shops and cafes/restaurants, etc)
  • Outer Square (IGA)
  • Peregian Springs (Coles and pharmacies)

To the south of Peregian is Coolum Beach, and it also contains its own shopping precincts including a large Coles and Woolworths, as well as specialty shops and cafes / restaurants.

The Peregian Beach Markets takes place every 1st and 3rd Sunday of the month outside the Peregian Beach Surf Lifesaving Club.

Activities and community support

There are around 300 community groups across Noosa and Peregian as a whole and some of these are in Peregian Beach so whatever your interest – be it sport, recreation, art, hobbies, etc – there is likely to be a community of likeminded people for you to be part of!

Liveability

Liveability means what a place is like to live in. Research was undertaken by Noosa Council in 2021 into what Peregian community members valued most about their neighbourhood and rated about their neighbourhood (The Liveability Index).  Peregian Beach scored 73 / 100 on the liveability index (out of a national average of 68 / 100).

Property in Peregian 

It is important to be aware that Peregian Beach falls under the Noosa Council Local Government Area, while Peregian Springs and Peregian Breeze fall under the Sunshine Coast Regional Council Area.

For Peregian Beach, Noosa’s Council has worked hard over many years to keep areas within its jurisdiction Beach unique with a village feel. So there are no high rise buildings beyond 2-3 stories, limited new land supply and development is also restricted compared with other Council areas.

Buying a Peregian property to short term let

If you’re buying an investment property in Peregian Beach to Airbnb, you need to be aware of Noosa Council’s Short Term Accommodation rules. Separate rules apply for Peregian Breeze and Peregian Springs, under Sunshine Coast Council’s Short Term Accommodation rules.

In February 2021, Noosa Council passed a new Local Law for Short Term Accommodation (STA) which affects investors who intend to Airbnb their property. The Council requires short stay and home hosted accommodation property owners to lodge an application for using residential properties for AIRBNB or short term rentals unless identified as exempt.

To determine if you can operate, or continue to operate short stay letting from the property you are planning to purchase you first need to determine in what town planning zone your property is located in. Further information is contained in the following links:

Schools / Education in Peregian 

If you’re are a family with young / school aged children and looking to move to Peregian, knowing which schools are best for you to look may be one of your first priorities.

Here are key schools around the Peregian region to consider:

Public schools (primary):

  • Peregian Springs State School
  • Coolum Beach State School
  • Sunshine Beach State School

Public Schools (secondary):

  • Coolum Beach State High School
  • Sunshine Beach State High School

Private schools (primary and secondary):

There are other public and private schools in suburbs such as Noosa Heads, Cooroy, Coolum, Buderim, etc. If you plan to move to Peregian Beach, be aware of the travel times to and from these areas. For example, Peregian Beach to:

  • Noosa Heads is 15 km which takes approximately 20-25 minutes each way on the busy Sunshine Motorway (100km per hour speed limit) / David Low Way (70km per hour speed limit)
  • Cooroy is 32 km which takes around 30 minutes each way via the Sunshine Motorway and Cooroy Noosa Road (80km per hour speed limit)
  • Buderim is 28 km which takes around 20 minutes each way via Sunshine Motorway

While these travel times don’t seem huge at the outset, locals living in Peregian Beach who do that commute back and forth twice per day along those busy roads to get their children to and from school (as well as after school activities, etc) do comment that it can become too time consuming and unsustainable.
