This mother and daughter had sold their respective homes in Brisbane, and wanted to make their relocation to the Sunshine Coast.

After looking unsuccessfully for many months on their own, they were getting frustrated with the process and missing out on properties. The challenges of regular travel from Brisbane to inspect coastal properties, amidst health challenges, further compounded the difficulty of securing a home.

They were after a 2 bedroom, 2 bathroom apartment in Caloundra within $850,000, which was in good condition, close to the water, no higher than the first floor level, low body corporate fees and in an area which was flat.

Our Approach

As a first step, we worked closely with our clients to define their brief, as well as audited buildings in target locations for internal and balcony size and aspect in order to streamline the shortlisting process.

Our clients initially set their sights on Golden Beach, but with only one sale within their budget over the past six months, opportunities were scarce. We managed to find an off-market property on the Esplanade, though the seller’s expectations exceeded our budget. A new job on the Sunshine Coast soon prompted a broader search, and Kings Beach emerged as a viable option due to better availability within budget. Thanks to our strong agent relationships, we were alerted to a potential property, and after just one day on the market, we successfully negotiated the purchase.

In addition to securing the property, we attended the building and pest inspection on behalf of our client, ensuring everything went smoothly. To keep the transition seamless, we left letters in the mailboxes of neighboring apartment owners, notifying them of the removalists’ arrival the following week. We also arranged for a locksmith to change the locks upon settlement, with new keys left securely for our clients to collect once they arrived from Brisbane. This way, they could move in without any hassle or delays.

Significant investments by the Sunshine Coast Council have rejuvenated this area over the years and this has also contributed to steady growth in demand for properties in the area.
