Wendy and Steve, were based in Melbourne but would spend weeks each year in Noosa to enjoy the warmer weather particularly over winter.

After doing this for many years, they considered investing in their own holiday property. They wanted a 2 bedroom, 2 bathroom apartment, with views in the Gympie Terrace or Quamby Place precinct. They also wanted a pool area and gym in the complex. The apartment also needed to be accessible without requiring stairs.

This specific brief, combined with the challenge of limited stock and high level of demand for these sort of units, meant that they needed local advice and on the ground support.

They engaged Home Scouts for our full search and acquisition service, after we were recommended to them by local home owners .

Our Approach

We worked with our clients to develop a detailed brief of their ideal holiday property and budget.

We then liaised with our local agent network to identify pre-market, on-market and off-market properties which fit their brief and budget.

We inspected numerous properties but rejected most of these as they did not meet key criteria of the brief, or didn’t fit our budget.

We also reached out to our holiday property management network, and identified a perfect off-market opportunity for our clients. We dealt directly with the vendors and agreed that each party would obtain their own independent valuations.

The valuations received varied significantly and irrespective of our offer the vendors decided to instead take this property to auction.

We then represented our client at the auction, and negotiated during the auction to secure the property at a competitive price.

Location

Noosa Sound is a neighbourhood in Noosa Heads that’s surrounded by the Noosa River and centrally located between Gympie Terrace and Hastings Street.

It is highly sought after due to its proximity and lifestyle features, as you can spend the day swimming, boutique shopping, dining or strolling through the Noosa National Park.

In Feb this year, my partner and I decided we would like to purchase a property in the Noosa region. Living in Melbourne it was always going to be difficult to find the right property ourselves.
