Noosa Waters home purchased by Home Scouts for local clients

Julie had returned to Noosa after living overseas for many years. 

She was seeking a property which was close to good schools, nearby to family members and  low maintenance with 3+ bedrooms for her family. It also needed to be a property in an area with growth potential, as part of her long term property investment strategy. 

A busy professional, Julie didn’t have the capacity to undertake due diligence and pricing analysis to assess and secure her ideal home.  She had been looking herself for some time, but it was challenging to assess the right property to purchase. 

Julie engaged us to manage the individual property evaluation, negotiation and acquisition on her behalf of her ideal home. 

Our Approach

Julie had shortlisted three properties she was interested in.  

We collaboratively inspected those properties, and undertook site and pricing due diligence on the preferred shortlisted property. 

We then undertook detailed due diligence (including pricing analysis) on the shortlisted property preferred by our clients and negotiated the price and terms on their behalf. 

The agent had initially referenced a price point for the property which was above where our market research and price assessment sat for this property. Our negotiating resulted in a saving to our clients of approximately $70K from the price guide. 

Post-contract, a small number of Building and Pest issues were identified, which we arranged to be rectified at the vendor’s expense. We also co-ordinated property managers to advertise the property during the unconditional period to secure a tenant for the property as soon as possible upon settlement.

Noosa Waters is a precinct within Noosaville, and an area which is always in demand. Water blocks sell for over $5 million, and the area is highly sought after due to its proximity to great schools, shopping, and the highly popular Gympie Terrace precinct.
